Wells Drive, Casiano, and the adjacent streets have 15-20% grades and heavy oak coverage. Downspout routing through that slope geometry requires planning — usually buried PVC to a daylight outlet downslope, with discharge sized for storm volumes. Standard 4-foot extensions don't work.
Original Edgar Rice Burroughs-era subdivisions have older fascia
Tarzana's south-of-Ventura streets developed in the 1920s-30s — Edgar Rice Burroughs' original subdivision. Many of those homes have original wood fascia under decades of paint and trim. We approach those board lines carefully and pull a section to inspect before quoting hard.
Equestrian-zoned lots on the south side
Pockets of Tarzana retain horse-keeping rights, particularly along Reseda Boulevard south and parts of Casiano. Pasture dust and hay debris influence cleaning cadence on these properties — different debris pattern than the tract neighborhoods, and we route downspouts to clear horse paths.
