Salt air rules out steel
Galvanized rusts visibly within 3-5 years on any oceanfront elevation — Carbon Beach, Big Rock, anywhere with direct salt spray. Aluminum is the working standard for Malibu installs. Copper is the heritage option and patinates beautifully in coastal conditions, but it runs 3-4x the material cost of aluminum.
Wind-rated installation matters
Ocean breeze plus Santa Ana events test every hanger. We tighten spacing to 16 inches on oceanside elevations versus the inland standard of 24, and use through-bolted hangers into the rafter tails rather than fascia-screwed. Failures from wind uplift are rare when this is done right, common when it isn't.
Hillside drainage routing protects the foundation
Canyon-side homes in Latigo, Encinal, and the Paradise Cove area need gutters routed well away from the foundation pad — standard 4-foot splash blocks aren't enough on a slope. We typically run buried PVC drainage to a downhill daylight outlet, sized for storm-event volume rather than typical rainfall.
Coastal Commission may need a sign-off
Some oceanfront properties require Coastal Commission review for exterior changes, including gutter color and downspout placement if visible from the beach side. We know which jobs trigger it (most Carbon Beach, parts of Malibu Colony) and which don't, and we'll let you know at the estimate whether you need to pull a permit before we start.
